Trickle Vent Building Regulations

It was announced this week that the recently issued Approved Document F 2006 (Ventilation) has been amended.

Previously it was advised that trickle ventilation would be required in virtually all replacement windows from 1st October 2006.

After an amount of lobbying by various organisations, the government have revised this part of the document, which has now reverted back to the previous 1985 regulation.

The Approved Document F will shortly be revised and re-issued.

In simplified terms, the revision is as follows:-

Trickle ventilation in replacement windows is to be made no worse than the outgoing window.  Basically, if a trickle ventilation exists in the existing window, its replacement must also be fitted with one.

Conservatories no longer require trickle ventilation unless part of a new build property.

This does not apply to new build windows to which the Approved Document F 2006 still applies.  NOTE: - Extensions to existing dwellings are classed as 'New Build'.
